- AED 5,000 security deposit is required for the sponsor’s parents.
- Death Certificate (Attested by MOFA) if one of the parents has passed away.
- Ejari/Tenancy Contract to prove residence.
- NOC Letter (Required if sponsoring one parent only):
- Example: If sponsoring the mother, a No Objection Certificate (NOC) from the father (attested by a public notary) is necessary.
For Children:
- Unmarried Letter from the father (Public Notary attested) if the daughter is above 18.
- A study Certificate is required for sons aged 18–25 who are students.
- If the mother is sponsoring the child, an NOC letter from the father (attested by a public notary) is necessary.

Requirements for the Golden Visa for property owners
- Must own property in the UAE valued at AED 2 Million or more
- Multiple properties can be combined to meet the required value
- Property must be owned by the applicant (fully paid or under approved financing)
1.Property Value AED 2 Million or Above
- Eligible for 10 Year long-term residency
- can sponsor spouses, children of any age, and dependents

- Property Title Deed showing ownership in the UAE with a minimum value of AED 2 Million
- Bank letter (if mortgaged) confirming at least AED 1 Million or 50% of the property value has been paid
- Passport copy (valid for at least 6 months)
- Current visa copy or entry stamp
- Emirates ID copy
- Passport-size photographs with white background
- Valid health insurance from a UAE provider
2.Property Value Below AED 2 Million
Visa duration depends on the applicant’s age
1.Above 55 Years
- Eligible for a 5 Year residency visa
- Can sponsor family members (spouse and children)
Documents Required:
- Property Title Deed (UAE Land Department letter confirming ownership of one or more properties meeting the required value)
- Bank letter (if mortgaged) confirming at least 50% of the property value has been paid
- Passport copy (valid)
- Current visa copy or entry stamp (if applicable)
- Emirates ID copy (if applicable)
- Passport-size photographs (digital, white background)
- Valid health insurance (UAE coverage)
- Marriage certificate (if sponsoring spouse, attested if issued outside the UAE)
2.Below 55 Years
- Eligible for a 2-Year Visa
- Can sponsor family members (parents, spouse and children)
Documents Required:
- Property Title Deed (issued by Dubai Land Department or relevant authority showing property value of AED 2 Million or more)
- Sales Purchase Agreement (for off-plan property) with developer letter (Oqood) confirming payment of AED 2 Million or required down payment
- Bank letter / NOC (for mortgaged property) confirming paid equity of at least AED 2 Million
- Bank statement showing paid amount (for mortgaged properties)
- Marriage certificate (if jointly owned by spouse, must be attested by MOFA)
- Passport copy (valid for at least 6 months)
- Passport-size photographs (as per ICP guidelines, white background)
- Emirates ID copy (if applicable)
- Current visa copy or entry permit (if applicable)
- Police clearance certificate (home country or UAE)
- Valid health insurance from a UAE-licensed provider
